Building Sewer Inspection Program
The Village of Deerfield applies significant resources treating excessive clear water that gets into the sanitary sewer system (called Inflow & Infiltration – I/I). It’s a big challenge. The Village has identified and corrected I/I problems with Village-operated systems, such as sewer mains, manholes and lift stations, but that reflects only 40% of the total system. The privately owned portion accounts for the majority (60%) of the system.
Private property sewer connections are the most likely source of this excessive inflow. Inflow typically occurs through improper sump pump and foundation drain connections. The Village is now investigating the sources of this rain related inflow to avoid even higher demand charges in the future. This requires trained inspectors working on behalf of the Village of Deerfield to arrange with property owners to enter private homes and businesses to identify potential sources of the I/I problem.
Beginning in the Northeast quadrant, inspectors will be fact-finding to establish a numerical basis for how widespread the I/I problems are. The sole task of these properly identified and bonded inspection professionals from RJN Group Inc. is to locate and quantify potential sources of I/I. This information will help us determine ways to reduce the I/I so that the Village and its residents will not face higher demand charges and all of us can help eliminate adverse impacts on the environment. The building inspectors will display photo identification and they will have a letter of introduction from the Village. The inspectors are trained to only identify potential sources of storm water inflow to the sanitary sewer system and are not present to conduct any other building related inspection.
We ask that you schedule an appointment, only if you have received a letter from the Village, by clicking on the "book now" button provided below, email BldgInsp@rjn.com, or call RJN Group at 630-682-4700 x 390. The inspections can be scheduled for exact times between the hours of 8:00 am and 7:00 pm Monday through Saturday, and will require only about a half hour of your time. In the event the RJN crews come to your home when no one is there, they will leave a door hanger requesting that you schedule an appointment.
